1. Define the renovation
Start with the existing kitchen and the changes you want. Identify cabinets, appliances and flooring to keep, known damage, and any proposed layout changes. A written scope helps separate included work from optional upgrades. Material decisions and delivery availability should be reviewed before demolition is scheduled.
2. Identify the permitting jurisdiction
A Tampa mailing address does not by itself establish which building department handles the property. Requirements depend on the property location and scope. The City of Tampa publishes a residential remodeling plan-review checklist. Hillsborough County also publishes guidance for residential alterations and identifies some cosmetic work as typically exempt. Plumbing, electrical and structural changes need a specific review rather than a blanket assumption.
3. Plan trade work and inspections
The City’s remodeling checklist calls for existing and proposed floor plans and a description of the work, with structural documentation where applicable. The County’s alteration guidance also calls for documentation of the proposed work and structural details when bearing walls, beams or columns are modified. RFH reviews the applicable scope and coordinates appropriately licensed trades. Permit requirements should be resolved before affected work begins.
4. Prepare for construction at home
Discuss access, material staging, protection of adjacent rooms and the period when the kitchen will be unavailable. Plan an alternative place for basic meal preparation and keep children and pets away from the work area. The sequence depends on the approved scope, inspections and material deliveries, so an exact completion date should not be inferred from another project’s photos.
5. Review the finished scope
Walk through the work against the agreed proposal and record any remaining items. Review care instructions for selected surfaces and cabinet finishes. Keep the proposal, approved changes and relevant project documents together for future reference. Ask questions as work progresses so decisions are made while they can still be incorporated into the renovation.
